July 2026 brought a noticeable shift in the GTA resale housing market, with both home sales and new listings taking a dip—sales were down 0.9%, and new listings dropped a significant 17.8%. While condo sales edged down by just 0.1% and townhome sales declined by 2.7% overall, Toronto itself saw an encouraging 8.7% jump in townhome activity. Both average prices and the Home Price Index moved lower as well. For buyers and sellers navigating these tight market conditions, having a clear strategy and experienced negotiation makes all the difference. My focus on Ontario residential homes and condos means I’m always watching these trends closely—helping clients make informed moves, whether it’s their first time or they’re returning to the market.
